Buying in Pattaya: Look Beyond the Policy Rate to Your Real Mortgage Cost

A supportive interest-rate decision and more flexible loan limits can help frame a buying decision. Your lender’s actual offer and your household budget still determine what is affordable.

Three key takeaways

● The central bank’s policy rate is not the interest rate quoted on your mortgage.

● An LTV ceiling is a lending limit, not a promise of approval.

● Compare the full ownership budget with your alternatives before committing.

The recent policy news

On 26 August 2026, the Bank of Thailand’s Monetary Policy Committee kept the policy rate at 1.00%. Its statement described economic growth as low and uneven. This was a national monetary-policy decision, not a Pattaya housing forecast or a mortgage offer to individual customers. Source: BOT decision 4/2026.

There is also an older policy change worth understanding. On 14 May 2026, BOT extended temporary 100% loan-to-value ceilings for specified housing-loan categories to contracts signed from 1 July 2026 to 30 June 2027. The categories include collateral below THB 10 million from the second housing-loan contract onward, and collateral of THB 10 million or more from the first contract. What LTV means in plain English

Loan-to-value, or LTV, compares a loan with the value of its collateral—the property used to secure it. A regulatory ceiling sets an upper boundary. It does not mean a bank must lend that amount, that every buyer qualifies, or that every expense is covered.

BOT’s consumer guidance explains that lenders set loan terms according to their policies and the borrower’s risk, and that mortgage rates may use floating reference rates. It also highlights costs beyond the loan itself. The August policy figure should therefore never be substituted for a bank’s written quotation. Source: BOT mortgage guide.

Ask for a comparison you can actually use

Request written illustrations from suitable lenders for the same borrowing amount and repayment term. Ask each lender to explain the promotional period, what happens afterward, the basis of any variable rate and which charges apply. BOT provides a home-loan comparison guide and comparison tools as starting points; confirm your own terms directly with the lender.
